Cap rate is one of the most important calculations done by real estate investors. The standard cap rate formula is net operating income divided by the market value. It allows you to compare the relative value of real estate investments independent of their dollar value. The capitalization rate is similar to the rate of return on investment. That investor is likely to use capitalization of income as one method of estimating value. But a typical investor will be interested in the income that the property can generate now and into the future. When analyzing investment opportunities, real estate investors evaluate a multitude of different factors. You also expect to realize a capital gain, selling the property at some time in the future for a profit. When you invest in income-producing property, you are looking for cash flow. This determines the investment's potential return. Cap Rate is defined as the rate of return on a rental investment property based on its income, according to Investopedia. It is one of the most fundamental concepts in real estate investing and is mostly referred to in calculations as Cap Rate. The ability of a property to repay its initial investment and generate income beyond that is measured by its capitalization rate. When to utilize capitalization rates, how to calculate cap rates, what is a decent cap rate on investment properties, and why determining cap rates is crucial for real estate investors are among the topics covered. You will understand what a cap rate is in real estate in this post, from its definition to methods of calculation. After all, it can be confused with cash-on-cash returns and the rate of return. Yet many people don't really understand what it means. There were two main areas where no internal agreement could be reached after years of discussion:įreeplane’s code has been refactored considerably to create a highly modular, clear and logical design, to ease entrance into development and to provide a solid foundation for long term development. There was much discussion and reflection before the decision was made to fork a project as popular as FreeMind. In July 2009, Freeplane was launched as a fork of the FreeMind project.įreeplane maintains file format compatibility with FreeMind. Written in Java, Freeplane is supported on Windows, Mac OS X and Linux, and is licensed under the GNU GPL. XMIND Pro can export the mind maps into Microsoft Word, PowerPoint, PDF and Mindjet MindManager documents.įreeplane is a free, open source software application for creating mind maps, and electronic outlines. XMind is dual licensed under 2 open source licenses: the Eclipse Public License v1.0 (EPL) and the GNU Lesser General Public License v3 (LGPL). It can be used for knowledge management, meeting minutes, task management, and GTD. It supports mind maps, Ishikawa diagrams (also called fishbone diagrams or cause-and-effect diagrams), tree diagrams, organization charts, and spreadsheets. The program is intended to assist users in capturing ideas, organizing various charts, and share them with collaboration. As of version 3.2.0, that is a freeware version of a full program, with a few advanced paid features, but not available until a paid upgrade is made. XMind is an open source brainstorming and mind mapping software tool developed by XMind Ltd. Exports to HTML, XHTML, PNG, JPEG, SVG, PDF, Flash. It can be used for many purposes: to organize a large amount of information, structuring the content, summarizing the articles, organizing projects, creating the diagram of the general ideas, create support for memory, etc. FreeMind works with nodes that are indexed or related to suit your needs. The information can be compressed or expanded in each node and appearance of the resulting file is totally configurable. You can use different colors, icons, lines, etc., it is also possible, using a Java applet, to publish your own maps online. The finished maps can be exported to HTML, clickable XHTML, Open Office document, image file and other formats. You can also insert encrypted nodes or create encrypted maps for sesitive projects. The nodes can be expanded or collapsed, or interactively linked to local files, other maps, online resources and more. You can create nodes with child and sibling nodes and add icons, clouds, notes and custom formatting for better presentation. The developer are proud that the operation and navigation of FreeMind is faster than that of MindManager because of one-click “fold / unfold” and “follow link” operations. This is perhaps one of the most famous software in this category, FreeMind is a premier free mind-mapping software written in Java. Mind maps may also aid recall of existing memories.”Īnd, naturally, on Linux we have a lot of choice between some open software to make our mind map. The elements of a given mind map are arranged intuitively according to the importance of the concepts, and are classified into groupings, branches, or areas, with the goal of representing semantic or other connections between portions of information. Mind maps are used to generate, visualize, structure, and classify ideas, and as an aid to studying and organizing information, solving problems, making decisions, and writing. From Wikipedia: “A mind map is a diagram used to represent words, ideas, tasks, or other items linked to and arranged around a central key word or idea. My thoughts are with you in these trying times. How to say sorry for your loss to a friend.Words cannot adequately convey how deeply sorry I am for your loss. We will help you out in this article with what to say instead of “sorry for your loss” when trying to console someone for their loss. You may be looking for what to say other than sorry for your loss. Understandably though, sometimes, you may feel that more needs to be said. These overused phrases of condolence sometimes are the only words you need to say to a friend, loved one, and/or acquaintance to condole or sympathize with them. We never know if the overused phrases of condolence such as “I am truly sorry for your loss” or “I am deeply sorry for your loss” are ever enough to convey our condolences or make the affected person feel any less pain than they already do. Even when we are not the ones directly affected, the pain of the ones affected leaves us numb and speechless. The scars may heal, but the void created by the loss would remain.Īnd this is why grief is the one time where we find ourselves at a loss for words. Pain as a result of the loss of a loved one never really goes away. This doesn’t of course mean that somehow the pain disappears magically after a year. According to a survey seen on Eterneva, as much as 57% of Americans are grieving, with 72% of that number reporting feeling the grief the most in the first year. I don't have the D750 but have shot with it and found the transition smooth. They are a very good pair of 24MP cameras. The control layout is pretty much aligned with the D750 so that's also going to help you. If you need the reach its a very good solution. Its a great package and only bettered by the D500 but that body is a fair bit more expensive! The D7200 remains in my bag and I use it a good deal. I'd always prefer to crop without the TC if I can. The III is marginally better but I still consider it an absolutely last resort on this zoom. I've used the TC 1.4e in II and III versions with this lens. The VR really helps coupled with a bit of good technique.) (BTW, I've had critically sharp images at 1/100s not every shot of course but enough to have real keepers in difficult situations. If you can shoot that lens on a D750, I really doubt you will have an issue. DX cameras with smaller sensors are optimized. Different NIKKOR lenses are designed to accommodate the different camera sensor sizes. The DX-format is the smaller sensor at 24x16mm the larger full frame FX-format sensor measures 36x24mm which is approximately the same size as 35mm film. I have no real issues with that pixel density but I may be biased as that's what I use. Nikon makes a DX-format sensor and an FX-format sensor. If you can't get the reach on the 500 end on your D750, I suspect you are in the same place. I'd love to say I can get all the reach from a 300mm on DX for wildlife but simply not the case for me. I shot the 200-500 from its launch on a D7200 and latterly on D500. Good luck with your decisions and I hope this helps in some way. Ideally, I would like to have a D7200 and a D750. For 2 primary reasons:ġ - Consider a D7200 as a 1.5x TC with no loss of light.Ģ - It will also give you a backup camera in case you need to send in the D750 for service.Īnother reason would be for when you wanted to lighten your load for certain outings.Īll in all, adding a D7200 would increase your flexibility and options for wildlife shooting at a very reasonable investment.įwiw. I would definitely consider getting a refurb D7200 to go along with what you have. So I know at least one person has had good success with that camera. Just within the last few days, a D7200 photographer on this forum posted some absolutely stunning BIF pictures of a kestrel. Do you D7200 users have any other thoughts or advice. Setting aside user error, will the D7200 and 200-500mm combination produce better results that a teleconverter on the D750? I haven't read anything positive about using a teleconverter with that lens.Ĥ. Will the D7200's higher pixel density require noticeably faster shutter speeds to get sharp captures?ģ. Do you think the extra reach from a crop frame will be worth the investment?Ģ. Specifically, for those of you who do a lot of bird photography (especially song bird sized subjects) -ġ. I would appreciate any advice and thoughts about adding that crop frame to my gear list. But I am considering a crop frame camera (Nikon D7200), just for the extra reach with the 200-500mm lens. So, I doubt I'll ever own a prime 500mm lens. I don't want to spend a lot more on gear. I have a full frame Nikon (D750) and a Nikkor 200-500mm. I'm going to be doing more bird and wildlife photography in the coming years. |
